Wollongong is the only place we cover where the building type changes as much as the street does. A beachfront tower and a Mount Keira house are the same postcode and not the same job. That one difference sets nearly every problem we deal with here.

More than half the homes here are flats

Flats are over half of this postcode and better than three quarters of the city suburb itself. Every other suburb we cover is a detached house market, so this is the one page where apartments are the main event. A sheet that goes into a house on the back of a ute does not go up a residential lift. That single problem shapes how a job here is planned from the first phone call.

Lifts, docks and sheets that will not turn

In a tower the work starts with a lift booking, a loading dock window and a sign in with the building manager. Common property has to be protected on the way through, and the way out matters as much as the way in. Full length sheets often will not make a lift or a landing, so we agree a shorter sheet and one more joint. Deciding that at the quote is far better than discovering it on the morning.

Twenty two thousand students, and about a thousand beds

The university had 22,912 students on this campus in 2024 against roughly 1,054 beds on it. Everyone else rents privately, which is why Keiraville's median age is 26 and Gwynneville's is 29. It sets the calendar as much as the market, because a landlord repair happens in the gap between tenancies. Those gaps all fall in the same weeks, so we plan for the rush rather than being surprised by it.

Surf to escarpment in five kilometres

North Wollongong Beach and Mount Keira sit in the same postcode about five kilometres apart. The coast records a good deal less rain each year than the escarpment slopes above the city. So a beachfront job and a foothill job do not dry at the same rate on the same day. Near the surf the fixings have to allow for salt, and three kilometres inland they do not.

The night the city took 316 millimetres

On 17 August 1998 Wollongong recorded 316 millimetres of rain in under a day. Fifty homes flooded in North Wollongong, thousands more were damaged, and the city was cut off for days. The creeks behind the city still carry that same flash flood behaviour when the escarpment gets a long wet spell. Where water has been into a wall we replace the board rather than drying it out.

Two State listed precincts, and a conservation area between

The harbour and North Beach are both on the State Heritage Register, listed in 2010 and 2005. The Market Street conservation area runs between North Beach and Flagstaff Hill, and it is one of only nine in the council area. The controls are mostly about what can be seen from the street rather than the rooms inside. On a listed item that is different, so we check the planning certificate before quoting near either.

Five markets, and the census separates them

The city suburb is towers and rentals, and North Wollongong is more so again. West Wollongong and Keiraville are mostly detached houses, and Gwynneville is detached and heavily rented. Mount Keira and Mount Saint Thomas climb the foothills behind all of it. Those are five different jobs and the postcode does not say which one it is.

How a gyprock job runs in Wollongong

You call or send the form, and the more you can tell us the better. For a repair, a photo of the ceiling or the wall usually settles the question before anyone drives out. Gwynneville is detached as well but rented at close to the same rate as the towers. Behind all of it the foothill suburbs climb toward the escarpment on steeper, tighter sites.

The building eras stack rather than sit side by side. There is a thin nineteenth century layer around the harbour and the older streets. Above it sits a large post war layer of timber and fibro worker housing. Then a very large apartment layer built since about 2015. Nobody publishes when any of it was built out, so we read the building rather than the suburb. In a ten year old tower that question does not arise at all.

The work divides along exactly the same lines that the housing does. In the towers it is repair, make good and insurance work, done to a building manager's schedule rather than an owner's. In West Wollongong it is renovation and extension on houses people intend to keep. In Keiraville and Gwynneville it is landlord work on detached houses between tenants, which is a different pace again. We would rather be told which of those three you are before we quote than guess from the postcode.

Why do the jobs at the beach and up at Mount Keira get quoted differently?

Because five kilometres in this postcode changes the air, the rain and the access all at once. Near the surf the fixings, beads and trims all have to allow for it, and inland they do not. The escarpment slopes take a good deal more rain each year than the coast, so a foothill job dries slower than a beachfront one. The foothill sites are also steeper and tighter to get material onto. It is the same postcode and it is genuinely a different day.

The tenant moves out Saturday and the next one starts Monday. What is realistic?

Sometimes, and the honest answer depends entirely on what is behind the damage. Filling and sanding a handful of doorknob and anchor holes is short work and the wall is left ready for the painter. A ceiling that has been leaked on will not be rushed into a weekend, whatever the calendar says. Everyone in this postcode wants the same fortnight, because the tenancies here all turn over together.
