A coal town that turned into a commuter town
Helensburgh was founded in the 1880s around the Metropolitan Colliery, on the railway between the two cities. It is now a commuter town, 45 kilometres south of Sydney and 35 north of Wollongong. So there is a mining village core, a mid century layer, and a lot of recent family housing. Which layer a house belongs to changes what is behind the lining.
A mine that has never stopped
The Metropolitan Colliery is Australia's oldest still operating mine, and it works about 500 metres below the town. Miners go down by lift and then travel by rail through the tunnels of the original workings. None of that is visible from any street in Helensburgh. What it means for us is that a crack here is worth diagnosing before it is filled.
Cracks that keep coming back
Jammed doors and wall cracks that reopen in the same place are the classic sign of ground movement. Filling one of those is a job that comes back, and we would rather say so. 255 metres up, and it dries slower for it
Helensburgh sits on the Woronora Plateau rather than on the coastal shelf, and Darkes Forest is higher again. It runs cooler and wetter than the beach suburbs below it, which local records describe rather than measure. There is no weather station of its own up here, so we will not quote coastal figures as local. What we do instead is plan winter coats on plateau timing rather than beach timing.
Two of the villages are on the sand
Stanwell Park and Coalcliff sit on the beach, and Helensburgh, Otford, Darkes Forest and Maddens Plains sit inland. That is one postcode with two exposures rather than a gradient running out from the water. Down on the sand the fixings and the beads have to be specified for salt. Up on the plateau they do not, and we will not put them in the quote.
One road in along the coast
The coast road is the only direct link between Coalcliff, Stanwell Park, Otford, Helensburgh and northern Wollongong. The other way in is the motorway over the plateau, which is a longer run with the material. We allow for that when we book a delivery rather than finding out on the morning. It is worth telling us at the quote which way into the house is easiest.

Most homes here are owned rather than rented, and more than half of the owners are still paying one off. That produces improvement work rather than turnaround work, which is a different job at a different pace. Extensions, roof space conversions, second bathrooms and open plan living rooms are most of what we are asked for. There is very little make good between tenancies, because there are very few rentals to make good.
The other half of the picture is the mine, and it changes how we look at an old wall. A bowed stud in a hundred year old cottage is a framing problem and we pack or fur it. A crack that has reopened three times in the same place is not, and we will say so. Getting that distinction right up here matters more than it does anywhere else we work.

Helensburgh, Otford, Darkes Forest and Maddens Plains are up on the plateau, well back from the water, and they do not need that. We will not price beachfront fixings into a plateau job, and we will not leave them out of a beachfront one. The other difference is the run down the coast road, which we allow for.
What happens to my job if the coast road is closed?
We come in over the plateau instead, on the motorway, and the day still happens. The coast road is the only direct link between the beach villages and northern Wollongong, so we plan around it rather than assuming it. The part that moves is the delivery, because a truck of sheets takes a longer route than we do. If that is going to shift the start by a day, you hear it from us that morning. We would rather tell you early than leave you waiting.
The paint bubbled last time we had work done in winter. Why?
Almost always because a coat went on before the one under it had properly dried. Helensburgh is a couple of hundred metres up on the plateau, cooler and wetter than the beach. A joint here takes longer to dry than the same joint down in Wollongong. Anyone working to a coastal schedule up here gets away with it in February and not in July. We plan winter jobs on plateau timing, and we would rather push a coat back a day than watch it come back.
