The ocean side is the coast anybody would recognise, and the harbour edge is an enclosed waterway with tidal exchange running through the suburb. A house facing one is a different job from a house facing the other. We ask which of the two you are on before we quote anything.
Fixings that match the water, and rust that shows up later
Fixings, corner beads, trims and furring all have to be specified for what is actually outside. Get that wrong beside saltwater and the failure is slow and unmistakable: rust bleeding through the paint film in a line at every screw. Those two halves of the suburb are quoted differently and we will say which one you are.
So the split in the work here is between building and improving rather than between old and new. On the construction side it is ceilings, walls, cornice and wet areas to a sequence somebody else set. On the settled side it is the ordinary things people do to a house once they have lived in it for a while. What sits underneath both is the water, because a house beside saltwater wants a specification a house inland does not. That is the one thing we will not shortcut here, whichever half of the suburb it is in.
