The developers wanted to call this place Mount Warrigal and the Geographical Names Board disagreed. At under a thousand feet the site did not qualify for mountain status, and it should technically have been Warrigal Hill. Before it was proclaimed, locals had always called the area Native Dog Hill. The developers won the argument, and the height the Board complained about turns out to matter for entirely practical reasons.

Named in the flood study, and mostly above it

This suburb is named in the title of the flood study for its own side of the lake. That sounds more alarming than it is, and it needs putting properly. The lake here rises rather than rushes, and the low fringes toward the water are the exposed part of it. The rest of the suburb sits on the rise the Names Board thought too modest to be a mountain. So it is genuinely a mixed picture rather than a blanket one, and your own address is answered by the council's planning certificate.

Far enough back that salt comes out of the quote

Mount Warrigal sits west of the beach suburbs with a few kilometres between it and open surf. That is far enough that coastal grade fixings, beads and trims are not needed across most of the suburb. It is one of the few times we get to take a real cost out of a quote rather than adding one. The exception is the lakefront, and that one we look at properly rather than assuming either way.

The lake is salt water, and nobody has written a rule for it

Lake Illawarra is a saline lagoon rather than fresh water, and it wraps this suburb on two sides. The published guidance about salt in the air is all written around distance from the open coast. None of it covers a house that sits on a lagoon rather than a beach. So on a lakefront address we look at what is actually happening to the existing fixings and specify from that. That is a slower answer than a rule and it is the only honest one available.

Nobody else to book, notify or wait for

There is almost nothing here that is not a free standing house on its own lot. No lift to book, no loading dock window, no landing a long sheet will not turn on, and no owners corporation to notify. In most suburbs at least one of those shapes how a job runs. Here the only things that decide it are the room, the age of the house and the driveway. That makes a start date easier to give and easier to keep.

Sixty year old wet areas at the end of their run

The bathrooms that went into these houses in the sixties are now sixty years old. Waterproofing of that era was not built to last this long and most of it has stopped doing its job. Soft board has lost the strength it had and will not hold a fixing or a finish. It gets cut back to something sound and replaced.

So a wall gets string lined and packed before a sheet touches it. Bathrooms from that era have reached the end of what their waterproofing was built for and are failing one after another. Ceilings of the same age pull away from their fixings, and the sag people notice is the warning stage. None of that is complicated and all of it is worth doing once, properly.
