The name Dapto goes back to 1829 and the suburb reads as one of the oldest places we cover. On the ground it is not. There were roughly seventy or eighty structures standing here in 1938. There are more than four thousand dwellings now, so almost everything we walk into went up after the war. We still check any lining that could predate 1990, because a small share of it can.
Nearly six homes in ten have three bedrooms
Fifty seven in every hundred dwellings in Dapto have exactly three bedrooms, which is the tightest concentration on this site. Most suburbs spread across two, three and four. Here the houses are close to the same size as each other again and again. That makes a quote for a whole house unusually predictable and it makes a wrong assumption unusually costly, because it repeats down the street.
The station moved the town onto higher ground
The railway opened on 9 November 1887 and the station went onto higher ground. The Mullet Creek crossing below it was too low, swampy and subject to flooding. The town centre followed the station and the original village became Brownsville. Council adopted a floodplain risk management plan for Mullet Creek in May 2023. A wall that has taken water gets the wet board cut out rather than dried and painted.
The town the works built
The smelting works south of here employed around five hundred men and were the first works in Australia lit by electric light. By 1903 Dapto was the most valuable station on the Illawarra line and carried twice the traffic of Wollongong. The works closed in 1905 and the company moved to Port Kembla. The town it created stayed, and the houses that followed it are most of what we work on.
The suburb is still being built westward
A draft plan for West Dapto was exhibited in 1987 and large scale expansion began in 1989. It has not stopped since. Karrara Bridge opened on 28 April 2020 to give the release area reliable access in wet weather. So there is new construction work at one end of this suburb and sixty year old repair work at the other. Both are ordinary for us and they are not the same quote.
Matching a cove that is still made
Most of the cornice here is standard cove, because most of the housing went up when that was simply what was used. That is good news in a repair, because it can be matched off the shelf rather than run to order. In the older suburbs up the coast the profiles have often been out of production for decades. Here a patched ceiling can be made to disappear without anybody hunting for a mould.

Then the western end of the suburb is a different exercise entirely. Land released from 1989 onward is still being built out, so the work there is new construction rather than repair. The risk on that side is timber lined before it finished drying, which shows up later as nail pops and split cornice. On the old side it is framing that has moved for sixty years and wants string lining and packing. We ask which one we are looking at before we price anything.

Our house is in the new estates and the cornice has cracked already. Why?
Almost always because the timber framing was lined before it had finished drying out. It then shrinks for months after handover and the cornice is the first thing to show it. It is common in newly released areas and it does not mean anything structural is wrong. Filling the crack and repainting usually brings the same line back inside a year. Dealing with the joint itself is what actually stops it, and we say which one a house needs.
The ceiling stained after heavy rain years ago. Does it need replacing now?
Yes, if the board itself was soaked rather than just marked, and that is what we check. Plasterboard that has been properly wet loses strength and holds moisture long after the surface looks dry. Dapto sits on Mullet Creek and the town centre was put on higher ground for a reason in the first place. We open a small section rather than pricing it from the stain.
